Housing Advocacy and Assistance for Property Owners & Renters Facing Homelessness, Financial Hardship or Property Distress

Your property does not have to be for sale to qualify for THA assistance or review. Our assistance is not conditioned on a transaction, including but not limited to selling, purchasing, listing, transferring, financing, or leasing your property to affiliated persons, entities, or to THA directly — nor is our assistance contingent on using a referred attorney or real estate professional within our network. You are encouraged to choose your own attorney, realtor, and/or purchaser if selling is the best or only remaining option for you. Paid services are available by some network professional affiliates outside of THA free services. We do not charge for referral services or pay for services rendered by network professionals or affiliates. You may reject any THA assistance or referral at any time, and THA also reserves the right to terminate program and referral assistance at any time.

THA provides emergency financial assistance, tax resolution guidance, legal referrals and document review. We connect clients to discounted and volunteer tax professionals services and advocacy resources to help property owners address delinquent property taxes, tax sale notices and potential displacement following tax sales.

The Heirs Advocate Program

For Families Managing Inherited Property and Probate

THA provides emergency financial assistance, probate estate guidance, volunteer legal referrals and document review. We connect families with advocacy and professional resources to help navigate inherited property and estate matters, including property disposition and asset distribution.

THA follows a structured review process to determine available advocacy support and emergency assistance options.

Intake& 48-Hour Funds Review

Clients complete a short intake form or speak with a counselor. THA conducts an initial review to determine eligibility for emergency financial assistance within 48 hours for qualifying cases.

Document Review & Advocacy Coordination

THA reviews real estate-related documents and coordinates with loss mitigation departments, attorneys and advocacy partners to evaluate available options.

Eligibility Determination

& Assistance

Based on the review, THA determines eligibility for financial assistance, housing referrals or other support resources available to qualifying applicants

Advocacy & Property Transition Support

THA continues advocacy support as needed, helping individuals navigate property stabilization, relocation or the orderly transition or disposition of the property

Eligible Assistance May Support

Mortgage or Tax Lien Assistance

Financial assistance for qualifying property owners addressing past-due mortgage payments, delinquent property taxes or tax lien obligations to help stabilize property ownership.

Relocation Assistance

Support for moving expenses, security deposits, first month’s rent and related relocation costs for individuals or families transitioning to stable housing.

Probate & Legal Document Assistance

Support for probate guidance, legal referrals and document review to assist families navigating inherited property and estate matters.

THA is not a lender, broker or government agency. We do not gaurantee assistance. Financial assistance provided through THA, partnership affiliate or network referral programs may or may not require repayment.
