What is THA?
THA is a nonprofit advocacy coalition of real estate professional volunteers, tax lien specialists, community advocates and supporting legal counsel. We provide guidance on real estate matters, tax delinquency and probate estate resolution - helping property owners navigate property distress with clarity, advocacy and access to trusted resources.

THA provides emergency financial assistance, loss mitigation support, legal referrals and document review, relocation referrals and down payment or deposit assistance for qualified applicants.
Property Owners Facing Tax Delinquency
THA provides emergency financial assistance, tax resolution guidance, legal referrals and document review and connections to tax professionals and advocacy resources to help property owners address delinquent property taxes and pre- and post-tax sale notices.
Families Managing Inherited Property
THA provides emergency financial assistance, probate guidance and legal referrals, document review and connections to advocacy and professional resources to help families navigate inherited property and estate challenges.

Down Payment or Property Transition support for individuals addressing foreclosure risk, inherited property matters or other property-related situations.
THA is not a lender. Financial assistance provided through partner funding programs does not require repayment when approved.
Your property does not have to be for sale to qualify for THA assistance or review. Our assistance is not conditioned on a transaction, including but not limited to selling, purchasing, listing, transferring, financing, or leasing your property to affiliated persons, entities, or to THA directly — nor is our assistance contingent on using a referred attorney or real estate professional within our network. You are encouraged to choose your own attorney, realtor, and/or purchaser if selling is the best or only remaining option for you. Paid services are available by some network professional affiliates outside of THA free services. We do not charge for referral services or pay for services rendered by network professionals or affiliates. You may reject any THA assistance or referral at any time, and THA also reserves the right to terminate program and referral assistance at any time.
