Inherited Property, Probate, Mortgage and Tax Default Assistance

Inheriting property should be a blessing, not a burden. When a loved one passes away, heirs often face complex processes, unexpected costs, and difficult decisions about inherited real estate. Our Probate & Inherited Property Assistance division helps families understand their situation, explore available options, and connect with appropriate resources.

As a non-profit referral organization, we provide counseling and support to help you navigate inherited property challenges. For qualified applicants facing immediate displacement or estate-related housing crises, we may provide direct assistance. For others, we offer referrals to probate attorneys, estate professionals, and property resources. We support both heirs living in inherited properties and those affected by estate transitions.

Your property does not have to be for sale for THA assistance or review. Our assistance is not conditioned on a transaction, including but not limited to selling, purchasing, listing, transferring, financing, or leasing your property to affiliated persons, entities, or to THA directly — nor is our assistance contingent on using a referred attorney or real estate professional within our network. You are encouraged to choose your own attorney, realtor, and/or purchaser if selling is the best or only remaining option for you. Paid services are available by some network professional affiliates outside of THA. We do not charge for referral services or pay for services rendered by network professionals. You may reject any THA assistance or referral at any time, and THA also reserves the right to terminate program and referral assistance at any time.

In some cases, THA-affiliated real estate professionals may be available as a last-resort purchasing option, always fully disclosed and not required for assistance. Learn more on our About page.

Attorney Guidance & Probate Support

Navigating inherited property often involves legal processes such as probate, title transfer and heirship verification. These processes can be difficult to manage without the right guidance.

Through our referral network, we connect individuals with probate attorneys and legal professionals who help explain available options and guide families through estate-related matters.

Legal guidance may include:

• Understanding the probate process

• Reviewing property ownership and heirship rights

• Guidance on estate administration

• Assistance resolving property title issues

• Legal options for selling or transferring inherited property
